The Planning and Zoning Commission for the Town of Trophy Club met in Special
Session on Monday, April 25th, 1988 at 7:30 P.M. The meeting was held at the
Municipal Utility District Building, 100 Municipal Drive, Trophy Club, Texas.
The meeting was held within the Town boundaries and was open to the Public.

CALL TO ORDER
Chairman Hamper called the meeting to order at 7:30 P.M. noting that all members
of the Planning and Zoning Commission were present.
PLANNING AND ZONING COMMISSION TO REVIEW AND CONSIDER UPDATED CODE ORDINANCES:
A) AN ORDINANCE ADOPTING THE UNIFORM BUILDING CODE, 1985 EDITION, UNIFORM BUILDING
CODE STANDARDS, 1985 EDITION, UNIFORM FIRE CODE, 1985 EDITION, UNIFORM FIRE CODE ,
STANDARDS, 1985 EDITION, UNIFORM MECHANICAL CODE, 1985 EDITION, THE DWELLING ")
CONSTRUCTION UNDER THE UNIFORM BUILDING CODE, 1985 EDITION, UNIFORM CODE FOR THE
ABATEMENT OF DANGEROUS STRUCTURES, 1985 EDITION, UNIFORM HOUSING CODE, 1985 EDITION.
B) AN ORDINANCE ADOPTING THE NATIONAL ELECTRICAL CODE, 1987 EDITION.
C) ANC%ORDINANCE ADOPTING A SCHEDULE OF FEES FOR THE TOWN OF TROPHY CLUB, INCLUDING
FEES FOR BUILDING PERMITS, REVIEW OF PLANS, ELECTRICAL, MECHANICAL, FENCE, AND TREE
PRESERVATION PERMITS, REINSPECTION, CERTIFICATE OF OCCUPANCY, CONSTRUCTION IN
RIGHT-OF-WAY AND COPIES OF TOWN ORDINANCES, RESOLUTIONS AND OTHER TOWN RECORDS AND
DOCUMENTS.
Commissioner Paige made a motion to approve all three Ordinances as written and
recommend them for passage to the Town Council. Commissioner Schaaf seconded the
motion. Motion carried unanimously.

WORKSHOP: THE PLANNING AND ZONING COMMISSION TO REVIEW AND DISCUSS BASS LAND
COMPANY AND SUNBELT SERVICE CORPORATION ZONING PROPOSALS:
STONEGATE ADDITION - 195.138 ACRES
All membersof the Commission agreed the biggest issue on this tract of land
is the density. The Commission asked for the density to be lowered from 3.44
unit per acre to 3.0 units per acre. The Commission also asked for the minimum
dwelling unit size to be increased from 1500 to 1800 square feet. The drainage
and spillway canal was discussed and members agreed it would be a big cost to -
the Town for maintaining the area properly. The Commission also asked the
developer to be more specific with the Development Schedule.
STONEGATE EAST - 6.569 ACRES
The average lot size for this tract of land is proposed as 9000 square feet.
Members Schaaf and Kardish would like the developer to have a minimum lot size
of 10,000 square feet. The Commission agreed the minimum dwelling unit size
should be increased from 1700 to 1800 square feet for single story residence
with a minimum dwelling unit size for two story residence of.2250 square feet.
The Commission also agreed i the same elevation should not be used more than
twice in this tract of land.
TROPHY CLUB CENTRE - 26.045 ACRES
The Commission has asked the developer to provide more residential uses on this
tract of land. The Commission would like the Commercial Development to be
Architecturally compatible to residential structures. The Commission asked the
developer for very'low density at entrance area with low profile businesses and
professional offices. _The general consensus of the`Commission was to not allow
more :than=two . (2 ) restaurants.
With no other business to come before the Commission, Commissioner Schaaf made a
motion to adjourn the meeting. Commissioner Kemp seconded the motion. Motion
carried unanimously.
