The Planning and Zoning Commission for the Town of Trophy Club met in Special'
Session on Tuesday, May 10th, 1988 at 7:00 P.M. The meeting was held at the
Municipal Utility District Building, 100 Municipal Drive, Trophy Club, Texas.
The meeting was held within' -the Town boundaries and was open to the Public.

CALL TO ORDER
Chairman Hamper called the meeting to order at 7:10 P.M. noting that a quorum
was present.
CONSIDERATION OF MINUTES FOR SPECIAL MEETING HELD APRIL 25TH, 1988
Commissioner Kemp made a motion to approve the minutes -as written. Commissioner
Schaaf seconded the motion. Motion carried unanimously.
WORKSHOP: PLANNING AND ZONING COMMISSION TO REVIEW AND DISCUSS GIBRALTAR SAVINGS
ZONING PROPOSAL:
LAKE FOREST DEVELOPMENT - 45.282 ACRES - PLANNED DEVELOPMENT
RESIDENTIAL AND COMMERCIAL USES
Kirk.Breitenwi,scher_, representative for Gibraltar Savings, stated because of the
Marketing Analysis Study done recently they had made a change in there zoning
proposal. Tract B (east side of entrance area) had been changed from Professional
Office uses to Specialty Retail. The Marketing Study showed that this would be a
more feasible request.
Chairman Hamper asked the Commission to respond to some questions. Chairman Hamper
asked if any member would consider any part of the entrance areas to be zoned for
commercial uses? The general consensus of=the Commission was to allow commercial
uses at the entrance area. Chairman Hamper asked if the Commission would consider
the Retail Uses proposed by Gibraltar Savings. Commissioners Kemp and Schaaf stated
that they would not consider retail uses. Commissioner Kardish and Booker stated
they might possibly consider retail uses but would have to know more about the
proposal.

Kirk Breitenwischer asked the Commission what offended them most about retail
,uses_, Commissioner Kardish answered most tenants do not stay long and property
is usually poorly maintained. Commissioner Kemp answered he would vote for what
the citizens of Trophy Club wanted and he felt the majority of citizens do not
want retail uses at the front entrance areas of Trophy Club. Commissioner Schaaf
answered he had a personal problem with retail uses at the entrance area and
would prefer professional uses that were architecturally compatible to residential
development. Commissioner Booker answered he would like low profile professional
office uses with intensive landscaping and low profile.
Kirk Breitenwis`cher told the Commission he would like to ask for a continuation
of the Public Hearing on May 17th, 1988 and would be contacting Jill Fiasconaro
to schedule.a Workshop with Planning and Zoning to be held sometime in June.
PRESENTATIONS BY COMMISSIONERS
Commissioner Schaaf presented several violations to the Sign Ordinance:
Leasing Banner at Plantation Oak Apts.
Realtor Signs and -Realtor Signs with Balloons
Lost Dog and Cat Signs in medians
Baptist Church Sign
Commissioner Schaaf also stated there were several Motor Homes and Boats
that were being stored on Timber Ridge Drive.
Commissioner Schaaf asked that Tim Fleming, Code Enforcement Officer and
Building Official, respond to these violations.
Commissioner Kemp stated there is a fence on Timber Ridge Drive that runs down
the side property lines which restricts the view of the golf course. Commissioner
Kemp asked Tim Fleming to investigate this situation.
The Planning and Zoning Commission asked the secretary to draft a letter to
Tim Fleming stating that all and any violations to the Uniform Building Code
will be rectified prior to final approval and release is given on any structure
within the Town.
ADJOURN
Commissioner Kemp made a motion to adjourn. Commissioner Booker seconded the motion.
Motion carried unanimously.
