The Planning and Zoning Commission for the Town of Trophy
Club met in Regular Session on Thursday, January 18th, 1990
at 7:00 P.M. The meeting was held at the Municipal Utility
District Bvi]dingr 100 Municipal Drive, Trophy Club, Texas"
The meeting was held within the Town boundaries and was open
to the Public.

Chairman Hamper called the meeting to order at 7:05 P.M.
noting a quorum present
COMMISSION TO CONSIDER A ONE YEAR EXTENSION OF THE
PRELIMINARY PLAT FOR HUNTINGTON RIDGE OWNED BY INDEPENDENT
AMERICAN DEVELOPMENT CORPORATION <PHA0E II}
Discussion ensued" Co -Chairman Booker made a motion to table
consideration for the extension of the preliminary plat of
Huntington Ridge for l"A"D"C. until the next regular meeting"
Commissioner Hill seconded the motion" Motion carried 3 to 1
with Commissioner Elliott opposed.
COMMISSION TO REVIEW AND CONSIDER REVISING FENCE ORDINANCE
NO. 89-17 TO ALLOW LOCK DOWN COVERS ON ABOVE GROUND SPAS
INSTEAD OF FENCING AND TO CONSIDER AMENDING THE DEFINITION
OF FENCE

Commissioner Elliott made a motion to recommend to the Town
Council that Section 6A Swimming Pool Regulations include the
following wording: Rigid look down covers may he allowed in
connection with spas in lieu of a fence, provided prior
approval is given through application for a fence permit and
further Provided that the cover is kept looked at all times
the spa is not in use. Commissioner Hill seconded the motion.
Motion carried unanimously.
Commissioner Hill made a motion to recommend to the Town
Council changing the definition of fence to the following;
Section 2A. »Fenne" shall mean any wall or structure more
than eighteen (18) inches in height constructed for the
purpose of enclnsing' screening, restricting access to,
retaining or decoration any lot, building or structure.
Commissioner Elliott seconded the motion. Motion carried
unanimously.
COMMISSION TO REVIEW AND CONSIDER AMENDING SIGN ORDINANCE NO.
86-19 SECTION G CONCERNING REAL ESTATE SIGNS
Discussion ensued. Commissioner Elliott made a motion to
leave the ordinance as is. Co -Chairman Booker seconded the
motion. Motion carried unanimously.
COMMISSION TO REVIEW AND DISCUSS SUB DIVISION REGULATION
ORDINANCE NO. 89~03
Discussion ensued. No action taken.
PRESENTATIONS BY COMMISSIONERS
Commissioner Elliott would like the Planning and Zoning
Commission to review the Uniform Building Code and consider
adopting a City Code, amending the UBC.
ADJOURN
Co -Chairman Booker made a motion to adjourn the meeting.
Commissioner Hill seconded the motion" Motion carried
unanimously"
