The Planning and Zoning Commission for the Town of Trophy
club met in Regular Session on Thursday, September 16, 1993
at 7:00 P.M. The meeting was held at the Municipal Utility
District Building, 100 Municipal Drive, Trophy Club, Texas.
The meeting was held within the Town boundaries and was open
to the Public.

chairman Hamper called the meeting to order at 7:01 P.M.
noting a quorum was present. He then welcomed the
Commissioners, staff and guests. Chairman Hamper then
welcomed Mr. Tom Mayfield as a new member of the Commission.
CONSIDERATION OF MINUTES FOR THE REGULAR MEETING SEPTEMBER 2,

Commissioner Schaaf made a motion to approve the minutes from
the Regular Meeting September 2, 1993. Commissioner Booker
seconded; motion passed unanimously.
PLANNING AND ZONING COMMISSION TO CONSIDER APPLICATION FOR A
SITE PLAN FOR THE rEL T OWSHIP UNITED METHODIST CHURCH AND TAKE
APPROPRIATE ACTION.
Chairman Hamper began the review on the site plan for the
Fellowship United Methodist Church by asking Mr. Dan Boutwell
to go through each of his comments.
1. The dumpster screening wall needs to be masonry. It
now has a masonry wall with gates.
Screening fence between platted church property and
proposed residential property not on site plan.
Chairman Hamper attended the Council Meeting and
requested the Council to hold the matter in abeyance
until the adjacent land is platted. The Council
indicated relief will be given.
The fence is now shown but; Dan Boutwell requested i
be moved to the property line instead of the easeme,
line of the other property. He also indicated the
fence is to be shown going to the back of lot 5 and
not end in the middle of the lot.
3. Height of structure - the zoning ordinance allows for
a maximum height of 4.5 feet for any structure. The
Council has jurisdiction on the height. The entire
structure plus the spire is 70 feet.
4. Signage for the church - A sign permit will be
required for a sign at the church.
5. Building set back - a request for the distance
between the church and the street is required.
6. Dan requested the figures for set backs be written on
the plan.
7. Exterior lighting - the exterior lighting is on the
site plan for the parking lot. A note on the plan to
indicate directional lighting is requested.
S. Dan' comment requested a proposed grading plan not
just the contours. The grading plan has been
provided.
Commissioner Schaaf made a motion to recommend to the Town
Council that they approve the site plan for the Fellowship
United Methodist Church with the changes and request
indicated above. Commissioner Booker seconded; motion passed
unanimously.
The Commission will meet again on October 21, 1993 .
Chairman Hamper accepted the written resignation from
Commissioner Kardish and noted the outstanding job she had
done for the commission and Town on the Planning and Zoning
Commission.
Mrs. Charlotte Wawro requested a variance to the fence
ordinance for construction of a fence parallel to the fencl

on the side of their property adjacent to lot 201R. After
reviewing the facts presented, Commissioner Schaaf made a
motion to allow the construction of a fence parallel of their
neighbor's fence. Commissioner Mayfield seconded; motion
passed unanimously.

There being no further business, Commissioner Booker made a
motion to adjourn the meeting at 8:3O P.M. Commissioner
Schaaf seconded the motion. Motion carried unanimously.
