REGULAR ITEMS
1. CASE FP-26-001, The Trails (Final Plat)
Consider a recommendation to the Town Council regarding a Final Plat for The Trails, an
18-lot single-family residential subdivision on approximately 7.603 acres generally
located north of Macquarie Street and Milson's Point Drive, situated in the Thomas J.
Allen Survey, Abstract No. 7, and J.S. Kenley Survey, Abstract No. 1641, Town of Trophy
Club, Denton County, Texas.
Matt Cox, Director of Community Development, presented the proposed Final Plat. Mr.
Cox reviewed the project history, noting the property was annexed in December, the

Preliminary Plat was approved in January, and Concept Plan updates were reviewed in
February. Staff explained that the Final Plat includes the abandonment of certain
easements and confirmed that the plat meets Town subdivision regulations, P®-27 Zoning
requirements, and applicable engineering design standards.
Applicant Greg Fox addressed the Commission and responded to questions regarding
the property, trail system lighting, and access.
Commissioners discussed several aspects of the development including electrical
easements, whether the neighborhood would be gated, and pedestrian safety near the
walking trail. Staff noted the development will not be gated due to fire access
requirements. Reflectors, signage, and colored pavers similar to those used on Town
crosswalks are planned along the trail crossing. Landscape lighting will be installed at the
neighborhood entrance near the trail, and at least two streetlights are anticipated near the
cul-de-sac area.
Commissioner Kesterson moved to recommend approval of proposed final plat as
presented.
Commissioner Poole seconded the motion.

NAYES: None
VOTE: 6-0
2. Consider approval of the February 12, 2026, Planning & Zoning Commission
meeting minutes.
Commissioner Holmes moved to approve the February 12, 2026, Planning & Zoning
Commission meeting minutes as presented.
Commissioner Poole seconded the motion.
