CALL TO ORDER AND ANNOUNCE A QUORUM
Chairman Sheridan called the September 7, 2017, Planning & Zoning Commission to order at 7:00 p.m.
and announced a quorum present(4 members).

Commissioner Dwight Baron
Commissioners Absent:

Commissioner Jeffrey Beach
Commissioner Daryl Windland (resigned)

CITIZEN PRESENTATIONS
Citizens are allowed four(4) minutes to address the Commission regarding an item over
which the Commission has policy or oversight authority as provided by Texas law, the
ethics order, or other policy order.
Chairman Sheridan asked if there were any public requests to speak. No public requests were submitted.
REGULAR SESSION
Chairman Sheridan asked for the staff report, which was presented by Lisa Payne, Town Planner.
2017-400-T Case SP-AMD-17-001 (Wonderland Plaza)
Discussion and recommendation regarding a request to amend the approved Site
Plan for Wonderland Plaza, generally located south of Bobcat Boulevard and
approximately 460 feet west of Trophy Club Drive.
Chairman Sheridan asked for comments or questions from the Commissioners. Topics considered in
discussion included the size of the canopies, the type of fencing, and the type of roofing materials on the
awnings.
The owner, Sanjay Joshi, 8600 Riviera Ct., Flower Mound addressed the commission and was available
for questions.
The applicant's contractor, Kerry Nail, K Industries, Garland addressed the commission about the
canopies.
Wonderland Montessori Director Ashley Atchison, 2500 Bobcat Blvd., Trophy Club addressed the
commission covering the State of Texas requirement that schools provide children with time outdoors
regardless of the weather.
Chairman Sheridan moved to recommend approval of the site plan amendment, subject to the retail
building awnings being consistent with the Montessori school awnings. It was seconded by
Commissioner Pipkins.
Chairman Sheridan asked for final comments. No additional comments were made.
Chairman Sheridan asked for a vote.
Aye: 3— Malmberg, Pipkins, Sheridan
Against: 1 — Baron
The motion passed.
2017-399-T Review and approve the minutes of the August 3, 2017 Planning & Zoning
Commission Meeting.
Chairman Sheridan asked for questions or corrections from Commissioners. There were none.
Chairman Sheridan moved to approve the August 3, 2017 minutes as written, which was seconded by
Commissioner Malmberg.
Chairman Sheridan asked for a vote.
The motion carried unanimously.
2017-402-T Town Planner Updates: Update on previous cases heard by the Commission;
Discussion on current Town development issues and development codes.
Chairman Sheridan asked for the staff updates.
Staff updates were given by Lisa Payne, Town Planner.
ADJOURN
Commissioner Malmberg moved to adjourn, and was seconded by Commissioner Pipkins.
Chairman Sheridan asked for a vote.
The motion carried unanimously.
The meeting was adjourned at 7:42 p.m.
