CALL TO ORDER AND ANNOUNCE A QUORUM
Chairman Sheridan called the January 25, 2018 Planning &Zoning Commission to order at 7:03 p.m. and
announced a quorum present(7 members).

CITIZEN PRESENTATIONS
Citizens are allowed four(4) minutes to address the Commission regarding an item over
which the Commission has policy or oversight authority as provided by Texas law, the
ethics order, or other policy order.
Chairman Sheridan asked if there were any public requests to speak. No public requests were submitted.
EXECUTIVE SESSION
CONVENED INTO EXECUTIVE SESSION -START TIME—7:05 P.M.
2018-076-T Pursuant to the following designated section of the Texas Government Code, Annotated,
Chapter 551 (Texas Open Meetings Act), the Commission will convene into executive
session to discuss the following:
A) Section 551.071 Consultation with Attorney under Subsection (2) to consult with
the Town Attorney on a matter in which the duty of the attorney to the governmental body
under the Texas Disciplinary Rules of Professional Conduct of the State Bar of Texas
clearly conflicts with the Texas Open Meeting Act, specifically:

RECONVENED INTO REGULAR SESSION -START TIME 7:36 P.M.
REGULAR SESSION
2018-073-T Case FP-16-001 (PD-30/Town Center Addition)
Consider and take appropriate action regarding a request for approval of a final
plat for Trophy Club Town Center Addition, Lots 1-51(X), Block A, located in
Planned Development No. 30, on the northeast corner of SH 114 and Trophy Club
Drive.
Applicants Matthew Merritt of Stantec, 12222 Merit Drive in Dallas, and Chase McCrea of
Beck Ventures, 13101 Preston Road in Dallas,were present and available for questions.
Chairman Sheridan asked for the staff report, which was presented by Lisa Payne, Town
Planner.
Discussion included the conditions itemized below.
Chairman Sheridan moved to recommend approval with the following conditions:
a) In owners dedication area, remove the word "street";
b) Signature dates should all reflect"2018";
c) Correct misspelling on Sheet 3, Note 7("no" should be"not"); and
d) Add a note to Sheet 2 to specify the lots covered by the property owners
association for the townhomes.
Motion was seconded by Commissioner Beach.
After additional discussion, Chairman Sheridan moved to amend his motion to include:
e) Sadie Street will be renamed something that does not conflict with other streets
already established in Trophy Club.
Motion was seconded by Commissioner Beach.
Chairman Sheridan asked for final comments. No additional comments were made.
Chairman Sheridan asked for a vote.
The motion carried unanimously.
2018-074-T Review and approve the minutes of the November 9, 2017 Planning & Zoning
Commission Meeting.
Chairman Sheridan asked for questions or corrections from Commissioners. There were
none.
Chairman Sheridan moved to approve the November 9, 2017 minutes as written, which
was seconded by Commissioner Blake.
Chairman Sheridan asked for a vote.

The motion carried unanimously.
2018-075-T Town Planner Updates; update on previous cases heard by the Commission;
Discussion on current Town development issues and development codes.
Chairman Sheridan asked for the staff updates.
Staff updates were given by Lisa Payne, Town Planner.
ADJOURN
Chairman Sheridan moved to adjourn, and was seconded by Commissioner Gibson.
Chairman Sheridan asked for a vote.
The motion carried unanimously.
The meeting was adjourned at 8:06 p.m.
