Whitmore, MA, CPRP, AFO-IT 1821 White Dove Lane Denton, TX 75210 (940)390-3995 starguard@verizon.net Community Pool Evaluation Town of Trophy Club This pool evaluation covers the immediate observations from the site visit on December 5, 2006. It only lists observations of items needing correction or that would improve the operability of the facility. Genera Notes: V Fence gate at cast side has gaps more than four inches in width. (See figure 1) Fence around perimeter of poo[ has no lower chain link support pipe. This allows trespassers to push the fence fabric in and gain access to the pool area. ✓ Exposed wires at south end to the left of the main entrance pose an electrical shockhazard. (See figure 2) HVAC unit at south end is not fenced and poses a hazard to children putting objects or body parts into the spinning fan of the unit. (See figure 3) Ceiling in concession stand is bowing and may have damaged supports. General suggestions; ✓ Put a hose bib on the pool vacuum cart to facilitate priming. J Put a small amount of anti freeze in the toilets to prevent freeze damage. Put a cover on the Iane lines and reel to prevent weather damage over the off season. J Add fish netting over the openings at the peak of the concession sbade structure to discourage birds from entering the area. This will also add a decorative feature while maintaining the ventilation of the upper structure. Add public address ability to the current music sound system. ✓ Add additional wire shelving in the concession stand to get food materials and supplies off of the floor. + Move deck chairs and tables into the dressing rooms during the off season to prevent weather damage. + Add antibacterial soap dispensers at sink in first aide area. ✓ Pumps are currently operated 24 hours a day every day of the week. Considerable cost savings can be obtained by using time controlled circulation in the off season by installing timers on the pumps. Another option is to have maintenance personnel turn the system on in the morning and off in the late afternoon. ✓ Diving board maintenance should include a light cleaning with bleach and power washing before the start of the next season. Community Pool Evaluation —Town of Trophy Club Page 2 of 18 ✓ Diving board mechanical parts needed to be greased. Dura -flax diving beards have grease sittings to lubricate the fulcrum and must be checked and greased according to the manufacturer's recommendations. ✓ The diving board hinges at the base of the board by the ladder may be worn. These should be tested by gently bouncing on the board. If die hinges rattle they should be replaced. Chemical storage room issues: ✓ Chlorine products are stored in close proximity to acid products. Accidental mixing would produce chlorine gas, an explosion, Fre, They need to be separated. (See figure 4) ✓ Chemical storage room needs active ventilation to remove chemical vapors to the outside. ✓ HVAC system seems to be cross connected to the concession stand. The accidental release of acid or chlorine gas in the chemical room would be allowed to flow into the concession stand. ✓ Metal objects and equipment need to be Iocated away from the chemical storage room to prevent corrosion (see handicapped lift deterioration) (See figure 5) ✓ Chemicals stored in the room must not be stored on flammable pallets or materials. ✓ Gasoline powered equipment needs to be stored in a separate out building and away from chemicals due to fire hazards. (See figure 7) Custodial Closet ✓ There are paint and chlorine products stored in the same room. Paint should be stored in fire rated cabinets away from paint products because of fire hazards. (See figure 8) Pools ✓ The netting at the slide discharge is attached with a large eyebolt at both sides of the slide, These eyebolts protrude into the swimming area and pose a hazard to bathers. They should be recessed into the pool bottom. (See figure 9) ✓ The hole in die zero depth suction grate needs to be repair to prevent injuries to bathers. (See figure 10) The inlets in the pool need to be adjusted to prevent the dead area in the middle of the pool. Dead areas do not have adequate circulation to prevent algae growth, kill bacteria, or to stay clean. (See figure 11) Community Pool Evaluation — Town of Trophy Club Page 3 of 18 The diving board fulcrum needs to be locked in the most forward position to prevent untrained divers from over bouncing. Over bouncing can lead to extended dives from the board into the deep end slope causing spinal or head injuries. Deck ✓ There are holes in the concrete at the east side of the deck along the length of the competition pool. These holes create a hazard for toes and fingers of bathers climbing in and out of the pool. (See figure 12) Pump Area V Extend current shade structure over the fence line to prevent water runoff onto the electrical switches, outlets, and chemical controllers. (See figure 13) + Acid barrels need to have fume lacks to limit the evaporation of acid into the room. Corrosion of metal surfaces in the room is evidence of the release of vapor into the room. (See figure 5) Add surge protectors to the chemical controller circuit to prevent damage from voltage spikes. The best solution would be to add a uninterruptible power supply (UPS) to add the surge protection and protection against electrical brownouts. V Backwash sight glass for both pools are not properly sized to the pipes nor installed correctly. Old sight glasses need to be removed and properly sized glasses installed according to manufacturers recommendations. (See figures 14 &15) ✓' The pump on the competition pool has an external temperature of 248 oF. This might indicate that it has defects in the winding and needs repair. More likely, this is the result of improper pump curves that do ,not matcb the total dynamic head (TDH) of the system. If a T DH pump is used on a low T'DH system the pump will spin faster that designed, Motors spinning faster than designed create excess heat, Normal heat on motor housings rarely exceeds 140 oF. This causes premature wear on the pump and motor. ✓ The motor information plate displays the operating speed of the motor at 1,750 RPM, This type of pump speed is associated with a "flooded suction" pump that is normally located in a pump pit below the pool water level. Flooded suction pumps need gravity to help the flow of water to the pump to operate at designed efficiency and to aide in the priming of the pump. This pump and motor should be replaced with a self priming pump that meets the TDH of the system. (See figure 16) f The competition pool appears to have been constructed after the health code revision of 10-01-1999. This code requires a minimum turnover every six hours. This pool seems to be in violation of the current code with a turnover of over six hours. (This calculation was based on current readings of the flow meters and Community PooI Evaluation -Town of Trophy Club Page 4 of 18 does not take into account any possible flow restrictions if the filters needed to be baekwashed)_ ✓ The children's pool also appears to be out of compliance. Wading pools require a minimum of one hour turnovers and this pool has a turnover of aver one hour. However, this pool's pipe size would indicate that the flow meter may be in error since pipe sizes lower than four inches in diameter could not accommodate the current flow rate. There is a leak from a cracked flange on the competition pool's piping that should be fired. Broken flanges may crack all the way and cause severe flooding of the area. (See figure 17) + There are air bubbles flowing out of a pool inlet on the children's pool. This would indicate that there is an air leak on the suction side of the system. Mast probably, this leak is at the pump strainer pot. This pot should be serviced to stop this leak. Cost Pools Shell Inlets Rain prop Gutters should he regularly inspected for corrosion and structural defects. Superficial damage can be repaired each season but damage extending through the structure would require full replacement. Plaster will tend to delaminate from the concrete shell and create hollow areas that eventually break through, small numbers of spawled piaster over limiled areas can be Fixed with pool patch. large areas and numbers of holes would require the removal of the old plaster and replastering. Inlets may get damaged by patrons, shifting of the supporting soil under the decks, or with scale. Inlets that leak water through Che wall should be replaced, This would best be done during s replastering of the Pools. Fading of the finish and minor surface damage can be fixed on an annual basis. Structural damage would require replacement of the unit. 20 18 18 10 $ 100,000 $ 200,000 $ 20,000 $ 15,000 Community Pool Evaluation — Town of Trophy Club Page 7 of 18 Timeframe Item Description of Work years Approx.
