PRESENTATION PROJECT: 55 acres on Hwy. 114 and an overview of the remainder of the development. REPRESENTATIVES: Mr. James A. Anderson, of Maguire/Thomas Partners. The firm of Maguire/Thomas Partners is the development partner with I.B.M. on the total 840 acre project, Mr. Anderson is the Project Manager and an Architect by training. Mr. Edward Walts II, of Strasburger and Price. The firm of Strasburger and Price is the legal counsel for I.B.M. on this project. THE PROJECT PLAN: There will be approximately 840 acres total. Phase I - 200 acres; located immediately north and east of Hwy. 114 and Precinct Line Road in South Lake. Phase I should begin in spring of 1986 to be completed in January 1988. Project will be approximately 1,000,00 square feet and 21000 employees. Phase II - Adjacent 300 acres to the west ( in Southlake), on north side of Highway 114. abutting the Hunt Ranch. Phase III - Across Hwy. 114 and southwest of the intersection of Hwy. 14 and Precinct Line Road. Acreage is approximately 340 acres. Total impact of project, if done completely as planned, is 4,000,000 square feet and 8,000 people. PROJECT CONCEPT - I.B.M. will have buildings and training facilities and in addition will have other office space to be leased by the J.V.. 55 ACRES - I.B.M. has a contract from Independent American with firm escrow money, but has not closed. Their vested interest is to control this tract so it will not harm the quality of their developments. The 55 acres includes the commercial center (Stop n' Go), at J.L. King Road and runs along Hwy 114 up to the Condos. There is some thinking that there may be 7.9 acres in between. They came to hear our thoughts on land -use plans for the 55 acres. Bruce Benton
