THE STATE OF TEXAS
COUNTY OF DENTON
The Planning and Zoning Commission of the Town of Trophy Club
met in Regular Session on October 21, 1985 at the Municipal
Utility District Building. The meeting was open to the Public
with the following officers and members present:

CALL TO ORDER
Mr. Alexander called the meeting to order.
M.U.D. Buildinâť‘
At the October 14, 1985 City Council Meeting, Chairman
Alexander reported that the M.U.D. was constructing a
building just behind the Summit which is in violation of the
Town's newly passed Building Ordinance.
As a result, tonight the planning and Zoning Commission makes
the following recommendation to the Council:
1. That the M.U.D. be put on notice that they are riot in
compliance with the.,building code and Site Plan Design Review
Ordinances governing the development of Public facilities.
2. In addition, they have rot complied with the City
ordinances as it relates to advertisement for construction of
the proposed Fire Station.
If they do rich comply. immediately, we further recommend that
the Council seek injunctive relief through the Courts. If
they will not comply immediately, they are to be called to
appear before this Commission to explain why not.
Motion passed unanimously.
SPECIAL RESIDENTIAL APPLICATION
By Mr. Bill Nelson for Country Club Place Additions.
Mr. Nelson, by letter, makes a formal request for zoning
approval and site plan review under all the stipulations of
the recently passed Special Residential G.U.D. Ordinance.
Mr. Nelson has also submitted for approval from the M.U.D.
and the Fire Department. Both bodies suggest only one change
be made: That the radius of the cul-de-sacs be at least 45
feet for turn around purposes. Once this item is satisfied,
they give unanimous approval. Mr. Nelson stated that this
requirement has been met. (See Site Plan)
Rill Tynes made a motion that this request be denied. Motion
failed and this item will be tabled until the next meeting.
