THE STATE OF TEXAS
COUNTY OF DENTON
The Planning and Zoning Commission of the Town of Trophy Club
met in Regular Session on October 7, 1985. The meeting was
held at the Trophy Club Sales Office, 100 Trophy Club Drive,
within the boundaries of the City. The following officers and
members were present:

Erwin England Member
Absent were:
Gene Aerstin Member
Bill Tynes Member
Peter Reuss Member
With the Chairman and two members present only, there was riot
a quorum.
VERNONS TEXAS CIVIL CODES
Presentation: Mr. Alexander gave a presentation on
subdivision regulations in the State of Teras. Copies of the
codes were given to Commission members.
Highlights:
P.1- Definitions of Subdivision Regulations, Article 9.74A.
Section 7 of Article 9.74A - Against State Law for County
Clerk to receive arty plat unless approved by the City
Government having jurisdiction.

Section 8 prohibits extension of any municipal utilities to
any property within a subdivision unless a plat has been
approved by the municipality.
PLANNED UNIT DEVELOPMENTS

SPECIAL RESIDENTIAL ORDINANCE RECOMMENDATION
Consideration in light of a specific request for zoning on
the 6.9 acre Nelson Tract. This tract is to be zoned under
the Special Residential P.U.D. Ordinance once passed by the
Town Council.
Further amended the draft as follows and to conform to the
standards as set out in Vernons Texas Civil Codes:
1. Remove C.I.R. clause.
2. Add utility easement clause.
3. Re -draft to allow for special uses under a Special -Use
Permit.
4. Height regulations to 35 feet or 2 1/2 stories.
5. Minimum square footage set at 1,200 square feet.
6. Setbacks changed to read rot less than 25 feet rather than
10 feet unless abating open park space.

1. Site plan approval process.
2. Sign Ordinance will be discussed in detail at the next
meet i rig.
