Minutes P&Z 08/20/1992MINUTES OF PLANNING AND TOWN OF STATE OF TEXAS $ COUNTY OF DENTON REGULAR MEETING ZONING COMMISSION TROPHY CLUB The Planning and Zoning Commission for the Town of Trophy Club met in Regular Session on Thursday, August 20, 1992 at 7:00 P.M. The meeting was held at the Municipal Utility District Building, 100 Municipal Drive, Trophy Club, Texas. The meeting was held within the Town boundaries and was open to the Public. He then welcomed the Commissioners, staff and guests. CONSIDERATION OF MINUTES FOR JOINT PUBLIC HEARINGS 6/16/92 AND 8/6/92 Commissioner Williams made a motion to approve the Minutes of the Joint Public meetings held June 16 and August 6, 1992 as presented. Commissioner Paige seconded the motion. Motion carried unanimously. Page 2, P&Z meeting, 8/20/92 REZONING Chairman Hamper described the task before the Planning and Zoning Commissioners tonight. He noted the rezoning is being considered to bring the Town's zoning into compliance with the Comprehensive Land Use Plan and Map approved on June 16, 1992 by the Town Council. Chairman Hamper then turned the meeting over to Dan Boutwell for discussion. A lengthy discussion was held on the rezoning of the unplatted and undeveloped land. The Commissioners reached a consensus on the following areas for possible rezoning with the potential new zoning classification: 1. 2. 3. 4. 5. 6. 7. MH - Modular/Mobile Homes PD 2,3,4 - Planned Developments PD 4 & part of PD 5 - on golf course PD 5 - north of the Knoll Knoll - surrounded by golf course and in line with Comp. Plan PD 5 - Land behind Harmony Park PD 5 - On the north side of Indian Creek between PD 1 & PD 6 PD 6 - next to the cable office PD 1 PD 6 11. PD 9 12. PD 9 13. CG - Commercial General land at the R-12 end of Trophy Wood Drive to just below the water tower 15. R-12- Three acres on the east side PO of Trophy Club Drive and Hwy. 114 16. PD 8 -Property on the west side of CG of Trophy Club Drive and Hwy. 114 17. Ball Field - next to Marshall Creek CR Branch & Hwy. 114 Chairman Hamper received input on the rezoning from Council Members present and the general public present. A letter from Mr. Jay M. Dalbey of Pacific Southwest Bank, F.S.B. was reviewed for input regarding the area known as the Knoll. Page 3, P«Z meeting, 8/20/92 Mayor Carter suggested the Planning and Zoning Commission look for natural breaks in the terrain when zoning the undeveloped areas. October 6, 1992 is the agreed upon date to hold a joint public hearing with the Town Council regarding zoning changes. Mr. Boutwell explained Phase II of the Planning and Zoning Commission would consist of reviewing and revising the Comprehensive Zoning Ordinance. And, Phase III will consist of re -formatting the Comprehensive Zoning Ordinance. ►:11110016] iN There being no further business, Commissioner Williams made a motion to adjourn the meeting at 8:47 P.M.
