TROPHY CLUB
The Planning and Zoning Commission for the Town of Trophy
Club met in Regular Session on Thursday, November 19, 1992 at
7:00 P.M. The meeting was held at the Municipal Utility
District Building, 100 Municipal Drive, Trophy Club, Texas.
The meeting was held within the Town boundaries and was open
to the Public.

Chairman Hamper called the meeting to order at 7:00 P.M.
noting a quorum was present. He then welcomed the
Commissioners, staff and guests.
CONSIDERATION OF MINUTES FOR 9/17/92 AND 10/15/92
commissioner Kardish made a motion to approve the minutes of
the regular meeting held September 17, 1992 and Public
Hearing Minutes on October 15, 1992 as presented.
Commissioner Williams seconded; motion passed unanimously.
PRESENTATION BY TROPHY CLUB PARCEL - DEVELOPERS
Mr. Rick Horn and Mr. Chip Field presented a preliminary
concept for the acreage north of the elementary school and
Baptist Church. They also received input from the
Commissioners regarding the development.
Mr. Whitten discussed a market study he performed for the
developers. This showed homes ranging from $120,000 to
$140,000 would be marketable in the 250 acres proposed.

DISCUSSION AND FURTHER REVIEW OF COMPREHENSIVE ZONING
Chairman Hamper opened a discussion on re -zoning the existing
platted areas of the Town. After a lengthy period of
questions, answers and discussion of lot sizes, Commissioner
Williams made a motion to have the following zoning
districts:
R-8 = 8,000 sq.ft. lots -Village West A & B
R-9 = 9,000 sq.ft. lots -Sec. 8, Sec. 9
R-10 = 10,000 sq.ft. lots -Sec. 1, Sec. 7, Sec 10 & 11,
Sec. 12, Sec. 13, Lake Forest
Phase 1 and Lake Forest Phase II
R-11 = 11,000 sq. ft. lots -Sec. 2, Sec. 5, Sec. 6
R-12 = 12,000 sq. ft. lots -Sec. 4
R-15 = 15,000 sq. ft. lots -Sec. 3
Oak Hill - Single Family District
Oak Hill Patio - Single Family District
Fairway Village - Single Family District
Twenty In Trophy - Single Family District
Summit - Single Family District
Commissioner Paige seconded; motion passed. Commissioner
Kardish and Commissioner Schaaf voted against the motion.
PRESENTATION OF ANY OTHER MATTERS
The Commissioners set December 7, 1992 as the next regular
meeting date.
ADJOURN
There being no further business, Commissioner Kirby made a
motion to adjourn the meeting at 10:00 P.M. Commissioner
Schaaf seconded the motion. Motion carried unanimously.
