Minutes P&Z 06/16/1994MINUTES OF REGULAR MEETING PLANNING AND ZONING COMMISSION TOWN OF TROPHY CLUB STATE OF TEXAS COUNTY OF DENTON The Planning and Zoning Commission for the Town of Trophy Club met in Regular Session on Thursday, June 16, 1994 at 7:00 P.M. The meeting was held at the Municipal Utility District Building, 100 Municipal Drive, Trophy Club, Texas. The meeting was held within the Town boundaries and was open to the Public. He then welcomed the Commissioners, staff and guests. REVIEW AND DISCUSS CHANGES TO THE ZONING ORDINANCE 91-01 Chairman Hamper addressed the issues as presented by Mr. Dan Boutwell. A discussion period followed on each item. Attached are the issues with the appropriate changes. (See Attached) A joint Public Hearing on Zoning Ordinance 91-01 will be held on July 7, 1994. Page 2, P&Z Meeting 06/16/94 OTHER BUSINESS Ms. Shaw made mention of a presentation on Urban Design. She would like the Commission to see the presentation. Mr. Hap Baggett noted Beck Properties closed on the 5.1 acres of the Fellowship United Methodist Church property today. He also noted several other properties he hoped to closed on very soon. ADJOURN There being no further business, Commissioner Schaaf made a motion to adjourn the meeting at 8:30 P.M. Commissioner Mayfield seconded the motion. Motion carried unanimously. Subsection D. Plan Requirements should be revised in the following districts as follows: Section 14- R15, Single Family District Regulations Section 15- R12, Single Family District Regulations Section 16- R11, Single Family District Regulations Section 17- R10, Single Family District Regulations Section 18- R9, Single Family District Regulations Section 19- R8, Single Family District Regulations D. Plan Requirements: No application for a building permit for the construction of a building or structure shall be approved unless: 1. A plat, meeting all requirements of the Town of Trophy Club, has been approved by the Town Council and recorded in the official records of the County in which the property is located; 2. Site Pian: A Site Plan & all non-residential uses has been approved meeting the conditions as provided in Section 41, Site Plan Requirements. Subsection D. Off -Street Parking: Provisions for the parking of automobiles on paved surfaces shall be allowed as an accessory use provided that such shall not be located on a required front yard, with the exception of being that a circular drive may be located in the front yard. Parking within a circular drive shall be temporary and may not include permanent parking of recreational vehicles, other vehicles, or vehicles in a state of major disrepair. Off-street parking shall be provided in accordance with the provisions of Section 47, Off Street Parking Requirements, and all other applicable ordinances of the Town. Section 35 Accessory Structures and Uses Subsection G Garage Reauirements shall he revlsed as follows: G. Garage Requirements: A detached garage permitted as an accessory use in a residential district shall be a minimum interior dimension of 21 feet by 22 feet, and be constructed so as to accommodate the enclosed parking of at least two automobiles. The figures and diagrams provided at the end of the Zoning Ordinance should be identified and labeled as " Attachment A". 2. Subsection B. Average Calculation for Improved Area on page 5.7 in Section 37, Required Yard should be eliminated.
