The Planning and Zoning Commission for the Town of Trophy
Club met in Regular Session on Thursday, June 16, 1994
at 7:00 P.M. The meeting was held at the Municipal Utility
District Building, 100 Municipal Drive, Trophy Club, Texas.
The meeting was held within the Town boundaries and was open
to the Public.

Chairman Hamper called the meeting to order at 7:00 P.M.
noting a quorum was present. He then welcomed the
Commissioners, staff and guests.
REVIEW AND DISCUSS CHANGES TO THE ZONING ORDINANCE 91-01
Chairman Hamper addressed the issues as presented by Mr. Dan
Boutwell. A discussion period followed on each item. Attached
are the issues with the appropriate changes. (See Attached)
A joint Public Hearing on Zoning Ordinance 91-01 will be held
on July 7, 1994.

OTHER BUSINESS
Ms. Shaw made mention of a presentation on Urban Design. She
would like the Commission to see the presentation.
Mr. Hap Baggett noted Beck Properties closed on the 5.1 acres
of the Fellowship United Methodist Church property today.
He also noted several other properties he hoped to closed on
very soon.
ADJOURN
There being no further business, Commissioner Schaaf made a
motion to adjourn the meeting at 8:30 P.M. Commissioner
Mayfield seconded the motion. Motion carried unanimously.

RECOMMENDED CHANGES: For your information the following changes are
recommended and will require formal action by the Planning and Zoning Commission.
Subsection D. Plan Requirements should be revised in the following districts as follows:
Section 14- R15, Single Family District Regulations
Section 15- R12, Single Family District Regulations
Section 16- R11, Single Family District Regulations

D. Plan Requirements: No application for a building permit for the construction of a
building or structure shall be approved unless:
1. A plat, meeting all requirements of the Town of Trophy Club, has been
approved by the Town Council and recorded in the official records of the County
in which the property is located;
2. Site Pian: A Site Plan & all non-residential uses has been approved meeting the
conditions as provided in Section 41, Site Plan Requirements.

G. Off -Street Parking: Provisions for the parking of automobiles on paved surfaces shall
be allowed as an accessory use provided that such shall not be located on a required

parking of recreational vehicles, other vehicles, or vehicles in a state of major disrepair.

MATTERS OF PROCEDURE AND FORM: For your information the following
changes are recommended however they are simply a matter of procedure and form and
therefore do not require any official action on the part of the Planning and Zoning
Commission.
1. The figures and diagrams provided at the end of the Zoning Ordinance should be
identified and labeled as " Attachment A".
2. Subsection B. Average Calculation for Improved Area on page 5.7 in Section 37,
Required Yard should be eliminated.
