Minutes P&Z 01/18/1996MINUTES OF REGULAR MEETING PLANNING AND ZONING COMMISSION TOWN OF TROPHY CLUB STATE OF TEXAS § § COUNTY OF DENTON § The Planning and Zoning Commission for the Town of Trophy Club met in Regular Session on Thursday, January 18, 1996 at 7:00 P.M. The meeting was held at the Municipal Utility District Building, 100 Municipal Drive, Trophy Club, Texas. The meeting was held within the Town boundaries and was open to the Public. Mike Hamper Vance Booker Tom Mayfield Bob Paige Roger Williams Chairman Vice Chair Commissioner Commissioner Commissioner Commissioners Cotton and Schaaf were unable to attend. Staff and Guest present were: Pauline Shaw P&Z Administrator Dan Boutwell Municipal Planning Group John Harbin Beck Properties Chairman Hamper called the meeting to order at 7:00 P.M. noting a quorum was present. He then welcomed the Commissioners, staff and guests. APPROVE MINUTES FROM THE FOLLOWING MEETINGS I. MAY 18, 1995 2. JUNE 6, 1995 3. JUNE 22, 1995 4. JULY 13, 1995 5. AUGUST 31, 1995 6, NOVEMBER 2, 1995 Commissioner Paige made a motion to approve the minuets as presented. Commissioner Mayfield seconded; motion passed unanimously. Page 2, P&Z Mtg. 1/18/96 MR. JOHN HARBIN OF BECK PROPERTIES WILL PRESENT A CONCEPT PLAN FOR BECK'S EASTERN AND NORTHEASTERN UNDEVELOPED PROPERTIES. Mr. Harbin presented a concept plan to the eastern half of Trophy Club showing a loop road connecting Trophy Club Drive and Indian Creek Drive. The plan also showed Marshall Creek Road changing from a straight away to curving down to meet Trophy Club Drive and then curving back up to continue to the CORPS of Engineers land. He then discussed Park South being a gated community; the Knoll being a gated community with R-15 Single Family Residential and Eagles Ridge being R-12 Single Family Residential. Eagles Ridge will have an Eagle statue at the entrance with an 8' wing span. He described each area in detail with a density of 2.5 units per acre. The Commissioners asked if Eagles Ridge would extend the time frame for completing Indian Creek. Mr. Harbin stated it would. REVIEW COMPREHENSIVE LAND USE PLAN AND MAP Mr. Dan Boutwell reviewed the comprehensive land use plan and map; then he received directions from the Commissioners regarding T.W. King as a north entrance into Trophy Club. The Commissioners feel strongly that T.W. King no longer be pursued as a north entrance into the Town. Mr. Boutwell was also directed to continue the park trail system to be presented at the next meeting. ANY OTHER BUSINESS There was no other business to be discussed. ADJOURN There being no further business to conduct, Commissioner Paige made a motion to adjourn the meeting at 9:15 P.M. Commissioner Williams seconded; motion passed unanimously. Chairman Secretary
