TOWN OF TROPHY CLUB

COUNTY OF DENTON
The Planning and Zoning Commission for the Town of Trophy Club met in Regular Session on
Thursday, September 19, 1996 at 7:00 P.M. The meeting was held at the Municipal Utility
District Building, 100 Municipal Drive, Trophy Club, Texas. The meeting was held within the
Town boundaries and was open to the Public.

Chairman Hamper called the meeting to order at 7:02 P.M. noting a quorum was present. He then
welcomed Staff and Guests.
PLANNING AND ZONING COMMISSION TO REVIEW SHORT FORM FINAL PLAT FOR
"SECTION 14" CONSISTING OF FOUR LOTS WITH EXISTING IMPROVEMENTS AND
TAKE APPROPRIATE ACTION
Chairman Hamper requested Ms Ann Zadeh to review the two comments by Mr. Dan Boutwell.
She stated the first one: A graphic scale has been provided however, a written scale indicating 1"
= 20' must be provided. And number two: A statement that no building permits will be issued until
all public improvements are accepted by the Town must be provided on the plat. Ms. Zadeh
indicated that though number two is not really pertinent because the streets and utilities are in it is
a requirement of the Town to place this statement on a final plat.
Mr. Harbin indicated he would provide both items.

Commissioner Williams made a motion to approved the final plat for Section 14 with the
corrections on the plat as noted above. Commissioner Schaaf seconded; motion passed
unanimously.
PLANNING AND ZONING COMMISSION TO DISCUSS AND REVIEW THE
SUBDIVISION REGULATIONS FOR THE TOWN OF TROPHY CLUB.
The Commissioners reviewed the Subdivision Regulations drafted and underlined by Dan
Boutwell. The Commissioners wanted a clarification on public hearings versus public meeting and
a definition for both. They also wanted to know which plats require Planning & Zoning approval
and Council approval.
Another item discussed the process for Planned Developments, preliminary plats and final plats.
Further discussion of the rest of the Subregs, will be held in a workshop.
ANY OTHER BUSINESS
Ms. Debbie Grigsby introduced a new type of fencing material to the Commissioners for their
approval. The new type of fencing is a vinyl which is more expensive than wood and comes in
three colors, (gray, tan and white).
Chairman Hamper thanked Ms. Grigsby for presenting the new material and informed her the
Commissioners would take the information under consideration.
ADJOURN
There being no further business to discuss, Commissioner Hill made a motion to adjourn the
meeting at 9:00 p.m. Commissioner Williams seconded; motion passed unanimously.
