The Planning and Zoning Commission of the Town of Trophy Club, Texas met in a Public
Hearing and a Regular Session on 3 June 2004, at 7:00 pm in the Boardroom of the
Trophy Club Administration Building, 100 Municipal Drive, Trophy Club, Texas 76262.

1. CALL TO ORDER AND ANNOUNCE A QUORUM.
Chairman Hill called the meeting to order at 7:02 pm, announced a quorum was
present and explained the format of the meeting for the benefit of the audience.
A. WELCOME NEW COMMISSIONER: BILL BRADLEY
On behalf of the Commission, Chairman Hill welcomed Mr. Bradley and asked him to
give a brief summary of his background.

3. PLANNING & ZONING COMMISSION TO CONDUCT A PUBLIC HEARING RELATIVE TO
THE FOLLOWING:
Chairman Hill read the caption into the record.
A. A 1.5 ACRE TRACT OF LAND REFERRED TO AS "PAD 21-11" LOCATED
APPROXIMATELY 550 FEET NORTH OF MARSHALL CREEK ROAD AND
APPROXIMATELY 3,400 FEET EAST OF THE TOWN'S WEST CITY LIMIT, AND
MORE PARTICULARLY DESCRIBED AS BEING A TRACT OR A PARCEL OF LAND
SITUATED IN THE T. CALLOWAY SURVEY, ABSTRACT NUMBER 272, IN THE
TOWN OF TROPHY CLUB, DENTON COUNTY, TEXAS, AND BEING PART OF
"TRACT 8A" CALLED 559.3807 ACRES CONVEYED TO BECK PROPERTIES

Mr. Durbin addressed the Commission and gave a brief summary of the summary of the
submittal locations.
There were no requests to speak from the public.

CONTINUE -TO A DATE CERTAIN.

Chairman Hill opened the Regular Session.

6. DISCUSSION OF THE PLANNING & ZONING COMMISSION'S RECOMMENDATION TO
THE TOWN COUNCIL REGARDING THE ADOPTION OF THE FOLLOWING:

Chairman Hill reminded Mr. Durbin the truck route had not been received to date and
preparations for the Road Repair Agreement would be delayed until the route was
received. Additionally, Chairman Hill requested the Legal Description be supplied to
Ms. Fleck electronically as well, both items as noted on the SUP review. Mr. Durbin said
that he had directed C&P Engineering to provide the truck route with each SUP
submittal in the future.
Commissioner Bradley inquired about future wells. Mr. Durbin gave a brief overview of
the additional well locations,
A motion was made to recommend approval of the application for Specific Use Permit.

7. REVIEW AND DISCUSSION OF THE SECOND DRAFT REPEAL TO TOWN ORDINANCE
NO. 2001-08 P&Z, THE SAME BEING AN AMENDMENT TO COMPREHENSIVE ZONING
ORDINANCE NO. 2000-06 P&Z, RELATIVE TO WIRELESS ANTENNAS AND ANTENNA
FACILITIES.
Chairman Hill introduced the agenda item. The draft before the Commission contained
the revisions made at the last Commission meeting. Included in the meeting packet
was a memo from Council Member Foley with a few comments about the proposed
Ordinance.
The Commission reviewed the proposal and made revisions to the second draft.
Staff was directed to incorporate the revisions made by the Commission.
