MINUTES OF A REGULAR SESSION
FOR THE
TOWN OF TROPHY CLUB
PLANNING AND ZONING COMMISSION
JUNE 19, 2008
The Planning and Zoning Commission of the Town of Trophy Club, Texas met in a Regular
Session on June 19, 2008, at 7:00 p.m. in the Council Chambers, 100 Municipal Drive, Trophy
Club, Texas 76262.
COMMISSIONERS ATTENDANCE:

Commissioner Ashby Absent
Commissioner Sanchez resigned effective May 12, 2008. Vacancy will remain until
applications are accepted in August to fill this position and other positions up for
reappointment.

A.1 CALL TO ORDER AND ANNOUNCE A QUORUM.
Chairman Hill called the meeting to order at 7:00 p.m. with a quorum present.
B.1 REVIEW AND APPROVE MINUTES OF THE JUNE 5, 2008 PLANNING AND ZONING
COMMISSION MEETING.
Commissioner Forest motioned to approve the minutes of the June 5, 2008, Planning & Zoning
Commission meeting. The motion was seconded by Commissioner Sheridan.
Ayes: Hill, Stephens, Reed, Sheridan, Forest

C.1 PUBLIC HEARING, DISCUSSION AND CONSIDERATION OF A REQUEST FOR A
ZONING CHANGE FROM “R-15” SINGLE FAMILY RESIDENTIAL TO “PD-29”
PLANNED DEVELOPMENT NO. 29 FOR CHURCHILL DOWNS SUBDIVISION.
APPLICANTS: TODD PRICE AND MICHELLE BROWN, OWNERS. ( ZCA-08-013)
Chairman Hill announced the case and asked the applicants to come forward.
Todd Price, Applicant, gave an explanation of the request.
Ms. Huggins gave a staff report.
Discussion followed by the Commissioners, applicants and staff.
At the end of discussion, Vice Chairman Stephens made a motion to recommend approval of
the zoning change request for Churchill Downs Subdivision from “R-15” Single Family
Residential to “PD-29” Planned Development No. 29 with the following stipulations added to
the PD Development Standards:
• No driveways on Derby Way.
• Garage Doors must be cedar.
• Any portion of the exterior masonry that is not directly supported by the masonry brick
ledge must have engineered stamped drawings.
The motion was seconded by Commissioner Sheridan.

C.2 PUBLIC HEARING, DISCUSSION AND CONSIDERATION OF A REQUEST FOR A
TEXTUAL CHANGE TO THE TOWN OF TROPHY CLUB CODE OF ORDINANCES,
CHAPTER 13-ZONING, ARTICLE V-SUPPLEMENTARY DISTRICT REGULATIONS,
SECTION 5.03 ACCESSORY STRUCTURES AND USES, SUBSECTION “D”
LOCATION, TO ALLOW DETACHED ACCESSORY STRUCTURES TO BE BUILT
CLOSER THAN TEN (10) FEET TO PRIMARY DWELLING. (ADM-08-029)
Chairman Hill announced the case and discussion between staff and the Commissioners
followed.
One resident, Glenn Reeves, 2 Meadow Creek Ct., was present and spoke during the public
hearing, explaining to the Commissioners that he wished to build a detached garage, but if he
places it 10-ft. from the primary structure, he will then encroach into a utility easement.
Staff was unable to answer many of the Commissioners questions and further research and
discussion is needed for this item.

Vice Chairman Stephens motioned to table this item to the July 17, 2008 Planning and Zoning
Commission meeting for further discussion and review. Commissioner Reed seconded the
motion.
