CALL TO ORDER AND ANNOUNCE A QUORUM

Chairperson Rowe called the May 5, 2022 Planning & Zoning Commission to order at 7:OOPM and announced a
quorum.

CITIZEN PRESENTATIONS
Citizens are allowed four (4) minutes to address the Board regarding an item over which the Board has policy or
oversight authority as provided by Texas law, the ethics order, or other policy order.
Chairperson Rowe asked if there were any public requests to speak. No public requests to speak were submitted.
REGULAR SESSION
1. Case ME-22-001 (Social Oak Lounge Meritorious Exception for Signage)
a. Consider and possibly act on a recommendation to the Town Council on Meritorious
Exception for Social Oak Wine & Whiskey Bar generally located at the northeast corner of SH
114 and Trophy Club Drive addressed at 2230 E Hwy 114, Suite 550 (H.E. Beadle)
Matt Cox, Director of Community Development presented the staff report and was available for questions.
Chairperson Rowe asked for discussion or a motion. Discussion included wanting to know what makes it
meritorious. How it benefits the community or the surrounding businesses. Meritorious provides visibility to be
seen from the highway. The importance of having non -uniform signs but uniform in size.
Chairperson Rowe called for a motion. Chairperson moved to recommend approval, seconded by Commissioner
Biggs. Chairperson Rowe called for a vote. The motion passed with 6-1 vote.

2. Case PP 22-001 (Preliminary Plat, 1H at Trophy Club)
3. Case PP 22-002 (Preliminary Plat, 1HB at Trophy Club)
4. Consider and take appropriate action regarding the March 10, 2022, Planning and Zoning Commission
meeting minutes.
Chairperson Rowe asked for questions or corrections. There were none.
Chairperson Rowe called for a motion. Commissioner Branum moved to approve the minutes of the March 10,
2022, Planning & Zoning Commission meeting, seconded by Chairperson Rowe. Chairperson Rowe called for a
vote. The motion passed unanimously 7-0.
5. Receive Town Planner updates on previous cases heard by Commission and active development in
Town.
Director Cox provided staff update and was available for questions.
ADJOURN
Chairperson Rowe called for a motion. Chairperson Rowe moved to adjourn the meeting, seconded by
Commissioner Biggs.
Chairperson Rowe called for a show of hands for the vote. The motion was approved unanimously 7-0
The meeting adjourned at 7:28 PM.
