CALL TO ORDER AND ANNOUNCE A QUORUM
Chairperson Sanders called the June 2, 2022, Zoning Board of Adjustment meeting to order at 6:00 PM and
announced a quorum.

CITIZEN PRESENTATIONS
Citizens are allowed four(4) minutes to address the Board regarding an item over which the Board has policy or
oversight authority as provided by Texas law, the ethics order, or other policy order.
Chairperson Sanders asked if there were any public requests to speak. No public requests were submitted.
Chairperson Sanders closed the Public Hearing at 6:03 PM.
REGULAR SESSION
1. Case ZBA-22-001 (406 Ramsey Trail)
a. Conduct a public hearing regarding a request for a variance to allow a fence to be constructed
within the side yard setback at 406 Ramsey Trail.
b. Take appropriate action regarding a request for a variance to allow a fence to be constructed
within the side yard setback at 406 Ramsey Trail
Chairperson Sanders open the public hearing at 6:05 PM.
Planner Helen-Eve Beadle presented the staff report and was available for questions.
Applicant Rob Loewen, 406 Ramsey. Trophy Club; presented the staff and board and was available for questions.
Ron Brown, 365 Dover Lane, neighbor directly behind the applicant spoke against the proposal because of the
obstruction of the driveway view.
Applicant Susana Loewen, 406 Ramsey, spoke about the pool drainage issue being corrected and the fence line.
Chairperson Sanders closed the public hearing at 6:30 PM
Chairperson Sanders motioned for discussion and/or concern. ZBA members discussed procedural questions.
Chairperson Sanders moved to approve the exception with proposed corner cut, the line outside of the easement,
and survey done.
Chairperson Sanderson called for a vote. The motion failed 2-3. motion denied by Chairperson Sanders, Member
Harper, and Member Boedeker.
Chairperson Sanders asked if there were any public requests to speak. Public Comments were presented
by the following individuals:
2. Case ZBA-22-002 (The Cypress Estates at Trophy Club, also known as Well Site 4H)
a. Conduct a Public Hearing regarding a request for a variance to allow garages to face the street
within The Cypress Estates at Trophy Club, being +3.581 acres out of the W. Allen Survey,
Abstract Number 5, Town of Trophy Club, Denton County Texas, also known as Well Site 4H.

Chairperson Sanders open the public hearing at 6:55 PM.
Bill Kuknmuench, 2802 Sheffield Dr., read a letter from Pete Totter, President of the Abbey Moor HOA, supporting
the builders request of forward-facing garages.
Patrick Schrein, 2828 Sheffield Ct.
Jeff Beach, 2809 Sherwood Dr.
Topic of discussion included: comments in favor of the forward-facing garage.
Chairperson Sanders closed the public hearing at 7:00 PM.
Applicant Scott Beck and his team Kyle Kick, Mike Jobe & Yochoua Arrouas, 100 Trophy Club, presented and
explained the request of the forward-facing garages to the board and were available for questions.
Chairperson Sanders motioned for questions and discussion. ZBA members discussed procedural questions.
Chairperson Sanders asked for a motion. Chairperson Sanders moved to allow forward-facing garages. Member
Boedeker seconded the motion,
Chairperson Sanders called for a vote. The motion passed with a vote of 4-1, Member Harper opposing.
3. Receive updates on previous cases heard by the Board and active development in Town.
Chairperson Sanders asked if staff had anything else.
Director Matt Cox had nothing else for the members.
